THE PROPOSALS

Ainscough Strategic Land (ASL) are preparing an outline planning application for approximately 335 new homes on the site. The proposed development on the site has been informed by a constraints-led masterplanning exercise, and presents the opportunity to support the existing local community through additional housing, public open space and management of the landscape.

The main benefits of the proposals are as follows:

  • Provision of approximately 335 much needed market and affordable homes to address current shortfalls at a type and tenure mix to address local housing needs.
  • The creation of new access points from Moorway Lane for pedestrians and cyclists, providing links to the existing footpath and cycle network. Additionally new and enhanced vehicular access from Moorway Lane is proposed to accommodate the increased anticipated traffic movements, ensuring safe and efficient access to the site.
  • A landscape-led approach incorporating tree-lined primary streets, new areas of planting and public open space including play areas for new and existing residents.
  • 10% net gain in biodiversity and enhanced ecological value in the form of new habitat creation, incorporating native plants and wildlife ponds into landscaping schemes to provide foraging opportunities and increase availability of aquatic habitats.
  • Inclusion of a significant area of open green space to the east of the proposals to maintain the green wedge.
    Financial contributions to local off-site infrastructure where necessary to mitigate the impacts of the proposed development.
  • The provision of a Local Centre, intended to provide amenities to support some day-to-day needs of future residents.

An illustrative concept plan (below) shows the provision of ample public open space to be used by future residents and the wider community, the retention of trees and hedgerows, the planting of additional foliage and provision of new ponds. The extent of the residential development is directed to the west of the site to mitigate against impacts upon the landscape and purposes of the Green Wedge designations.
